it's now 2nd July, things happen pretty fast, just last Monday i started my new rotation in Orthopaedics, thinking, how on earth am i going to get the hang of it? seeing there are so many meetings and things to do for that 1 week stint, then it's easing to the weekend ( friday to be exact ) and my patient load has been shrinking, guess i was LUCKY :P not complaining !!
and on Friday night i was still in Melb, and hey i've touched down at KL on Saturday morning !!
and now i'm in Crown Plaze Hotel suite for 2 nights, for the weekend away from home in KL i guess. Dad has 3 suites booked, so i have one entirely for myself to use as i like. So i invited my friend Colin over to stay for the weekend and my little cousin ( 7 ) stayed with us. her younger brother who's nearly 1 is so CUTE !! guess that's why i like Paediatric.
Had my haircut at Sg wang yesterday, nobody can ever believe i'm a doctor, which i find funny !! they always say i look too Young to be a doctor !! :P hehehe..
There's this lady who was washing my hair, and boy i miss these nice hair wash, as Melb hair wash was just crappy !! Anyway...the hair stylish (guy) did a pretty neat job i would say.

anyway.. the night out was great, thanks Colin !! and it was great to discover a new alley of nice renovated old shophouses, it's the 2nd pub strect i guess.. and it's cool !!! love that stretch, gotta go back and explore more :)
i drank about 6-7 glasses of Mandarin vodka with Sprite !! Yummy !! and that's coz Colin doesn't drink and whenever i finish my glass and switch over to his, the waiter kept filling the empty glass up.
But i'm not complaining seeing i can take it :P after all it's FOC !! hehehehe.. ( remember, i've been in Melb, so it's almost 2nd nature to me to take ETOH )
oh the best of all, my baby received his key to his new house !!! YAY !!!!! now we have a weekday home in Glen Waverley and a weekend home in Sanctuary Lakes !! Yipeee...

my cousin has a quick swin, i changed and now online, settling some jobs ( part time investing job ) on the net and attending to my email correspondence.
and updating my blog, while waiting to meet up with my ex-house maid Monica. She's keen to see me, been about 3 yrs or more since i last saw her, she went back to Phillipines then, and returned to work for another employer, it's amazing how we still keep in touch. Anyway, lunch will be with her and mum.
and we've ( Colin n I ) decided that we will stormed Singapore this weekend instead !! before i fly off to Langkawi for a 3 days getaway ( more like to purchase Duty Free furnitures and cooking utensils for my Sanctuary Lakes home )
Fri - Mon tentatively will be for Singapore, although it's rather short i would say. now i just need to find a play to stay !!!

The past weekend was a blast !! been busy with lots of property seminars and boy came out very well indeed... re-affirms the mindset of the Rich and also found a new fear last weekend, which is the FEAR of not achieving my financial goals to be in the 200 BRW rich list by 1/8/2011 ( 30 yrs birthday )
So that will keep me going, and had many money successed since Bill Zheng ( 1 of my 2 mentors ) seminar 11th June. I've since made back the 1550 i invested, so technically the next 3 months is Free !!!
What happen was i trasnfer funds from my NAB Aus bank accuont to oxForex, an exchance company to my NZ account. they did that, remitted the funds of 1800. BUt the following day, they call me up , telling me they still have my 1800 sitting in their bank account, not knowing what to do with it. so asked me if i wanted to proceed to trasnfer it to NZ? at a better rate to top it up ?
I say oh yeah, go ahead, thinking that perhaps the previous transaction didn't go through, u know internet etc.. could get timed out !!
Anyway... went home, checked and found that they have given me 1800 for free, from thin air !! and this is by applying the pricinples learnt from Bill Zheng ( www.investordirect.com )

Last weekend, was spent with my other mentor, Michael Yardney and boy, it was great to network with like minded people and be inspired to acheive my goals !! now i have my team all set up in Melb for the next phase of my wealth creation, i.e. to commence my property portfolios in Melb !! bring it on !!!

Queeen's Birthday weekend...
Worked on Friday and Sat from 8 am - 10 pm, so nothing much exciting happening then.
attended Bill Zheng 90 Day Mentoring program yesterday on Sunday, It was fantastic and Mind Blowing at least to some, i've heard of the principles before, so to me, it's a re-inforcement of the belief, which is great !! He's achieved so much and i think it's a great blessing to have him as a mentor!! to help me achieve what i wanted to achieve.
Mostly a discussion about Quantum Physic, which incidentally is something my dear Rock Chic investor friend Barbara is so keen on, and i can see how it works for her, and i bet everyone who manage to grasp the idea could benefit from it too.
So, i was asked to set a target and kept to it, and i've decided that my target is
To be in the Top 200 BRW list by 30.
We were asked to put in our 90 days target and surprisingly, ( i think the universe has been very providing and is making its wonder now ) my target and Eric's the same !!! haha
Anyway, shall work on it and retire early today, More seminar this weekend, this time from my other mentor, Michael Yardney starting Friday 1 pm property tour !! can't wait !! pretty keen and looking forward to it.

Wow !! about time i started writing something aint it??
Been so freaking busy with the new house, having to decide this and that, constant site surveilance for defects to be rectified by the architect/builder etc etc....
And also to keep an eye on eric's new house purchase too
and My day job and also my part time job..
and plus mum's here.... and Caden / Cassis needs attention .... and after all this, i'm flying off to the warm tropics of Malaysia/Singapore !!!

can't wait to move in and settle everything into Sanctuary Lakes, Caden n Cassis will go to Nic's grooming workplace for a good groom tomorrow avro as i don't have time for grooming them, plus it's good to make them presentable and ready for their 5 weeks training/boarding on the 22nd June
I'll be busy for the rest of the weekend, mostly with mentorship on my property investing, i have 2 new mentors, Bill Zheng and Michael Yardney, both are self made millionaires and property investors success !! so this is cool, Eric's joining me on this.. can't wait ! to pick their brains!! always a common thrend among these people, i.e. Mindset and attitute towards Money !!
And i haven't even packed yet !! GULP

Been a while since i updated my blog, no thanks to work etc etc...
Anyway, been interesting lately.. firstly my house is coming up nicely, it's primed for Practical Completion on the 1st of June !! which is literally 1 month away !!!
The landscape will be dealt with then, which includes fences etc, so for now, i'll be moving into a house with no fences..
Eric's toiling along with the landscaping details, meeting landscape constructor for quotations and also engineers for engineering in put into the retaining wall for the pond and our Outdoor Room.
it's rather frustrating too i guess, in terms of cracking my brain to get him into the house as my parents aren't at all supportive, and, i am still trying to find the best reason/way for eric to stay with me, although i have to pretend he's just renting a room for some reason... !!
My mum will be visiting from 26th May to 26th June.. so perhaps i'll get him in after that. however, that will mean moving house twice.. which is not at all cost saving !! and i'm broke with most of my money in properties :P
then in Dec, my dad/mum will come again for my brother's graduation.. so how will that work then? I think it could be Eric Dramatizing the whole event to say that my dad doesn't like him, well maybe.. but perhaps it's hard for me to see that, as i don't pick these up that much, given that i'm not observing from the outside.
The other way is to get Eric another house, but that will be in the Eastern Suburbs, which is pretty far away from Sanctuary Lakes being in the West, but close to work at Box Hill.
that wouldn't come that soon anyway. so .. hmmm Stressful times!! and i hate this!! why can't parent just accept that their son is Gay !!!! it's my life, not theirs !! if they want a gf, then they are more than welcome to find one and date the girl themselves !!!.. i'm not going to have anything to do with it !! HMPH when will they start realising this will not work???

i'm getting a ticket to KL in July and might drop by Singapore in b/w that trip. gotta take this IELTS general test for DIMIA purposes, annoyingly !!! but well, it's faster to do so there than waiting for the next available dates for Melb, which is in November. Adelaide has one on 17th June, but i have a Property Workshop to attend to on the 16,17 and 18th June with Eric. So that's out of the way, and the next test available is in September, which is way too long.. 3 months away?? I rather not waste that time while my application sits around. the faster i get it done, the better it will be as November is the month they start changing stuff around, just like last year, when they decided all General Skill Migration applicants have to obtain an IELTS score regardless.
so Rang around for the ticketing prices, and the cheapest will be 840 + 251 tax, which is 1091, so there u go, a further 1100 gone.. :(
but it's more economical to do that than to go for the tests in Adelaide, as the test amounts to 220 AUD + airfares +_ accommodation to get there, which is probably another 250 AUD + 120 AUD> that will be almost half the ticket price to KL.
My lamps from Germany arrives safely to my builder's warehouse. Phew.. that was an effort to get them in. They were stuck in Custom, followed by Quarantine for about 1 week. I've to pay about 1250 AUD in taxes, duties, Quarantine and broker fees. Who would have known that u need a broker to itemised and chase up these proceedings?? in terms of filling in the forms, Coding the items and what's not. I think that's 150 pretty well spent rather than me waiting around Custom House for a day and having to go back again for AQIS ( Australian Quarantine Inspection Services ) and organising delivery from Quarantine to my builder .. The Custom Officer told me this when i went to try clear it myself " honestly, i think u're better off getting a broker to do it, you will spend about an hour filling in these forms, as you need to look up the codes for each of the items, and i can't guarantee that we can clear it by the end of the day, so you may have to wait until the end of the day and come back again, and given that's it's Wooden lamps, AQIS may require it to be inspected, hence further waiting.. if i were you, i'll get a broker to do it, it'll save you time "
i think that's probably a fair advice.
Work.. been pretty interesting, there's this Registrar, who i think is either from M'sia or Singapore, i've just realised he's quite an interesting character.. he has piercings on both ears and on his left eyelid, pretty lean and toned ( gym junkie ) to give some "physical imagination". and he's not only a Doctor !!! he has an architecture degree too... he told me he did medicine at Monash and at the same time RMIT architecture, took a year off after 5th year med to graduate with his archi degree, and went back for final yr and does his intern. He's now working at Emergency Boxhill full time ( which is few days on few days off, being emergency roster ) and does freelance design, he told me he prefer doing interior designs, especially for stages and props. He's employed by Playhouse and Melbourne Stage Company as well. And he's quite a fun person to work with, u can literally throw anything at him and he will not be offended. a party animal as well as far as i can see, and he drives a Saab 9-3 Cabriolet Convertible.
Now, u don't get interesting docs who has another life outside medicine a lot and from all the others i've met, this is by far the most interesting of characters!! and i have reason to suspect he could well be gay too. anyway, Eric and i are going to a function he's organising for the Emergency Dept social get together at Georges Long Room at 162-168 Collins St this Friday. that should be interesting.

Was at the G ( MCG - Melbourne Cricket Ground ) for the Commonwealth games opening on the 15th March. Organise my Aussie Flag ( 2 sizes, one to wrap around me and another to wave ) and off we go. Eric n I. Was glad that we're sitting right in front, possibly one of the good seats althought i think u can see anything from anywhere, oh well.. was pretty close to the private boxes for dignitaries.. anyway.. they gave us free blink blinks, as that's for our participation in terms of helping set the whole stadium alight with blinky starts.. galaxy of stars for one of their performances.
So far, the performances are great and i truly love the way the whole city of Melbourne is incorporated in the fireworks display, the fireworks i have to admit is truly the best i've ever seen in my 10 yrs living here. usually they just have it along the Yarra, no biggies, but this time, the whole city skyscrapers are strapped with fireworks. and oh .. how i wish im outside the G at the Yarra sometimes.. when i was in there, hhaha
This is also the 1st time they've incorporated the outside crowd into the opening, making it a non Stadium inclusive opening, which is great, as the crowds at the Yarra can view everything that's happening there for FREE>. how good's that??
but what i love most is the Winged Tram.. the way it makes its great entrance into the G. Love it !! looks so magical and Harry Potter-ish.
BUt some of the openings does creates some controversy, such as the DUCK !! haha, actually the boy who plays the Duck trainer or whatever his role is, is a the son of one of our emergency nurses friend. they didn't know who's playing the role, as they have 2 kids training and rehearsing right up to 2 days before the opening, when they're told who landed the Big role..
so much so as to keep it secret ! haha..
I have to agree that most of them, being non-Melbournian and Non-Australia, could be pretty difficult to understand, namely the cricket match in the begining before the opening, the DUck story by Michael Leunig, the rope that was supposely the sphire of the Arts centre. but oh well, i guess it's to showcase Melbourne as a cultural and art capital of Australia? who cares, as i truly enjoyed the opening regardless, one has to make its statement.
i love best is the fireworks acrobatics on wheels.. that's just awesome.. the whole Stadium was gobbled up in smokes after that, but nevertheless, it was a very daring and awe inspiring piece there. and the way they handle the sensitivity of God Save the QUeen, it was blended in with a birthday song to her Majesty..
there has been controversy that the games organiser are shunting her by not having God Save the QUeen , a all time british national anthem to be played in the games, and have our Advance Australia Fair played instead.. but the way they subtly incorporate that together with a birthday song to her, i think that's bloody well done !! a perfect solution to a sensitive issue as the monarchist wants it played, the republicans does not want to..
For those who do not know about these debate that has been ongoing.. Australia is a Constitutional Monarchy, just like New Zealand, Canada and of course UK. We have the QUeen of UK, Elizabeth II as our Queen, like the Kiwis and Canadians too.
And of course she being a British Queen ( well originally from German to be precise ) we feel that the link to her isn't there. Heck we should have the Danish Royalty as our head of state seeing that Mary is an Australian princess.. and we have closer link to her than we have with the QUeen.
so there's a debate on whether we should be a republic and have a new head of state, i.e. President or something like that, like Singapore where there's a President as head of state and Prime Minister being the one in control of the government.
So that's how the debate or issue about the British Anthem God Save the QUeen comes about into play.
Funny story, heard this in the Emergency Staff room at my hospital, these Nurse and Doctor, guess they're not that aware of these, was questioning, oh so what will happen then if we become a republic, are we still in the games? hahha.. and of course ke poh chee me added in and enlightened them
" oh no, you're still part of the Commonwealth family regardless, for instance Brunei has their own Sultan who's the head of state and Singapore is a Republic, but they're still in the games, it's just an association of depending on how u view it, a co-workership or a reminder of the colonial british ruling past ?? "
but we do get perks amongs the Commonwealth members.. which in a way is good i suppose.
Anyway, been looking at cars, Eric's going to get a new 8th Generation Honda Civic VTi, pretty cool eh!!!

Well .. Labour day in Vic today.. but i worked anyway, not that i'm complaining, 2.5 times normal pay.. why not ?? working 10 hours will be equivalent to working 25 hours !! hehehe
Over the weekend, had friends visiting from Canberra, Singapore and those who have recently moved interstate from Adelaide and Tassie to Melbourne. Guess Melb's the melting pot for most of the interstaters..
Pretty cool, great catching up, Weater was Fabulous, except on Sunday when it was 36 degrees ( check to see any part missing from the extreme heat due to melting effect.. all intact .. phew !! )
and i HAD lots n LOTS of Chocolates.. at MAx Brenner, at Koko Black and that's after heartful dinner !!!!
... hehe i guess i proved a few things to my friends
1. I am a GREAT cHOCOLATE FAN !! anything CHocolate, no matter how full.. it's a GO for me !!
2. i'm a bloody walking MELWAY ( Melway's a Melbourne mapping book where it has the roads n streets info, it helps u to get from A to B basically ) as i impressed my friends with every road names and pathways from Any location to the next.. hahhaha that's coz i've been here for 10 yrs !! lol
3. i am a smartie cookie as my Reg told me today.. haha.. after they all discovered i now own 10 properties in NZ, 1 land development in NZ and 1 in Melb !! and manage to encourage 2 of my friend who are a couple to start reading about Property INvesting !!! hehehe.. slowly.. helping all of them to be financially free and get away from these RAT race we're in !!!
And to top it up, today i BOUGHT 2 Properties, no 9 and no 10 !! hehehe and NO 8 is settling in a week's time !!! YAY !!!! it's all happening on 24th March .. hehehe, 1 property to settle, 2 unconditional
FABULOUS !!!!
BOy i'm excited as these no 8, 9 and 10 are all cashflow Positive as well as Equity Gain !!! meaning i make money when i buy.. and more when i hold them.
no 8 - Christchurch - 13 K equity gain on settlement no 9 - Wairoa ( awaiting valuation, but estimated about 10 K equity gain at least ) no 10 - E-Valuation states 33 K gain, but i guess could be more, again awaiting Valuation

Level Zero : The NON-EXISTENT
This type of investor is are people who live their financial lives with their heads in the sand like ostriches. They essentially have no investments or savings. They are completely unconscious or oblivious of money matters in general and their spending havits in particular. Their financial lives are so completely mismanaged that they do not even qualify for the simplest credit products, and so, ironically, though their financial outlook is bleak, they are often in a better financial position that the person for whom credit is all too easily available.
When asked what their problem is, they will invariably state that they just don't make enough money, they would be OK if they just make more money.
THESE PEOPLE FAIL TO SEE THAT THE PROBLEM IS NOT NECESSARILY THEIR INCOME( or lac of it ) but rather their MONEY HABITS
Level 1 : The BORROWER
As implied above, the Borrower is often in a far worse financial position than the NOn-Existent, though his or her potential for a change is greater. The Borrower often has very high debt.
Borrowers spend all that they make and more besides. What they know how to do best is consume. When they have money, it gets spent. At best, they survive on a month to month basis. Their solution to a money crisis is to either attempt to spend their way out of it or to take on more debt, oblivious of both the short and long term consequences of their actions. Their idea of 'financial planning' is to get a new VISA or MasterCard or to refinance their home in order to buy more things on credits.
Similar to non-existent investors, Level one Borrowers refuse to see that the problem is not necessarily their income but rather their MONEY HABITS.
Our Money Habits ( what we do with our income ) are far more important than the level of income we make, or do not make, in any given year.
I ( the author of this article ) personally know of one individual who was making more than $3 million is a year and yet still was a level ONE
Borrowers often get themselves caught in ta vicious cycle of spiralling debt, coming to believe that their situation is hopeless, and as a result, giving up all hope. They usually live in complete financial denial. Unless they are willing to change, their financial future is bleak and they are accelerating towards oblivion.
Level 2 : The SAVER
the third type of investor is the Saver. The Saver usually puts aside a 'small' amount of money on a regular basis. They money is generally deposited into a very low-risk, low return vehicle such as a cheque account, saving acccount, money market account or term deposit. If this person has a personal superannuation fund, it is usually held with a bank or insurance company.
Savers usually save to consume rather than to invest (i.e. they save for a new TV, stereo, etc) They are very afraid of financial matters and are unwilling to take any risks. Even when showsn that in today's economic environment, cash investments give a negative return ( after inflation and taxes), they are still unwilling to alter their investment habits.
The Saver's idea of an 'aggressive' investment is to start an insurance-style savings plan or buy whole-of-life insurance ( a horrible investment that almost no indicidual should ever do !! ) Insurance company loves this type of person because they can prey on their conservatism and deep-seated need for 'security' and make huge commissions in so doing.
These strategy perhaps works well for our grandfathers years, but given the current climate and the world we're living in, with infaltion, consumption, income taxed, social security, increased longevity and higher cost of housing, unless savers have already saved enought for their 'golden years', they are destined for financial mediocrity. Their retirement will require family, government, and employer subsidies (if available) just to provide the basic essentials for survival.
Level 3: The PASSIVE INVESTOR
These investors are aware of the need to invest and usually add to their superannuation fund by making employee contributions. Sometimes they even have outside investments in managed funds, shares and bonds. Generally speaking they are intelligent people. They are part of the 2/3 of the population called Middle Class people. However, when it comes to investing, they are financially illiterate. The passive investor falls into 3 typical categories
A. The GONE INTO A SHELL PASSIVE INVESTOR
this comprises people who have voncinved themselves that they do not understand money and never will.
they will say things like :
I'm just not very good with numbers i'll never understand how this investment works i'm just too busy to follow everything there's too much paperwork it's just too complicated i don't have time to do so i prefer to leave the money decisions to the professionals
They then follow up these comments with the following types of rationalisations:
But that's OK because i have a great accountant My Stockbroker picks all my investments for me and she's a Pro! We have a great financial planner I have the best financial adviser in town, i don't need to understand everything that's going on. He's a great guy! The personnel depearment at work handles everything, it's fine
The excuses and justifications go on and on and on.. all designed to relieve them from having to take responsibility for their own money... and FUTURE
Due to their beliefs, they have very little idea where their money is invested and why. These investors blindly follow the market like sheel and then squel like pigs before running to their own slaughter.
B. THE IT CAN"T BE DONE PASSIVE INVESTOR
These investors has determined that all investments involving more than the most basic research by the investor, and promising more than bank interest rates of return, are beyond them and can't be done by other than the most gifted, lucky or connected business people or corporate high-flyers.
They truly believe that high rates of return on investments are impossible, probably illegal or available only to the chosen few. They believe that the knowledge and skills required to even recognise such investments is beyond them, in their present circumstances.
This type of passive investor's usual defence to demonstrations of succssful investing by friends or high-profile investors is that the successful in vestors knew something that they could not possibly have known. They will also claim that they are not privy to the same opportunities or resources that the successful investor uses to make their investments so profitable. What a convenient justification !!!
Typically you will hear them state, right in the face of irrefutable evidence to the contrary, that the successful investment strategy they have just heard described in complete detail, cannot be successfully or indeed legally undertaken in their state or by them in their particular circumstances or financial position. They are very willing to defent their position to the death while their friends, the higher level investors, continue making great investment after great investment. It seems often as if they take some form of perverse delight to poke holes in well-proven investment opportunities.
It is common for these people to whinge and complain about missing out on investment opportunities (after the fact), as if some barrier other than their own psychology (in regard to investing) was to blame for them missing out.
Bottomline is that these people are COWARDS !! Often vocal, they are quick to try to bring others down... to their level. Becasue they are afraid, and unwilling to gain the knowledge they need to invest successfully, they choose instead to shoot down and criticise others in an attempt to make themselves, and their beliefs on investing, right.
Reason for them doing this is, if people around them become financially successful, they believe that this makes them wrong. And thus in their minds it makes them losers. As a form of self-preservation, they instinctively strike out to pull down all who are trying to escape the Rat Race !!
C. The VICTIM PASSIVE INVESTOR
this is the 3rd category of passive investor, like the previous 2 categories, they are intelligent people. However, these investors have no Principles or Rules for investing. They impulsively buy high and (in a panic) sell low. They look at the share market about the same way as they look at a Las Vegas craps table. It's all just luck. Throw the dice and PRAY. They are endlessly searching for the 'secret' to investing. Continually looking for new and exciting ways to invest.
These people invest in all sorts of exotic investment and are usually the first to jumpt into new investment idea, like Floats, commodities and futures trading, ostrich farms, wine growing etc etc... they believe all they need is just one BIG ONE to be on easy street. Society refers to this person as an incurable gambler, which i would call them FINANCIAL FAILURES
Level 4 : THE AUTOMATIC INVESTOR
When you reach the level of AUtomatic Investor, your investment success is assured. You are truly on the path to Financial Freedom.
Automatic investors are clearly aware of the need to invest. However, unlike passive investors, they are actively involved in their investment decisions. They have a clearly laid out Written Long Term Plan that will enable them to reach their financial objectives. They Follow the 7 money steps of the Rich which will allow anyone to acheive Automatic Financial Freedom. Eash Step is a simple action step that LEvel 4 Automatic Investors must ALWAYS follow when managing their money.

Makes no mistake, these people are not waht you would think of as glamorous big time investors, Far from it. It is doubtful that they invest in future, mining and oil, or gold shares or any other exciting investment vehicle. The approach is to keep investment simple. If you have given Warren Buffett $10,000 just 30 yrs ago, today you would have $68,417,563!! this is not a TYPO, that is over 68 million dollars !!1 If you had given him $200 a month in an AIP(automatic investment plan) starting 30 years ago, today you would have $47,165,321 !! and if you have done both, given him $10,000 and $200 a month, today you would have a tidy $115,582,885 !!!!

Poor/middle-class people work hard for money
After all, Money attracts Money, it produces offspring which is more Money !! Remember this !!
Level 5 Active investors become very wealthy. Their main working focus is on increasing their assets and thus their cash flow, their money philosophies vary dramaticallly from those lived by the poor and middle class; rather than investing what is left of their money after spending, they believe in spending what is left of their money after investing. This shift in perspective is a fundamental one for the budding millionaire
LEvel 6 : THE CAPITALIST
the 7th and final type of investos is the capitalist. Very Few people in the world ever reach this level of investment excellence and fewer still manage to remain there.
Capitalists have 2 principle motivations with regards to investing: to be a good steward of their money ( while they are living ) and to create a legacy ( to continue after they are gone ) To fulfil these 2 motivations, they apply the bulk of their money to the task of making more money. Tehse people are the 'movers and shakers' who have propelled many western nations to become economic and industrial powerhouse.
These are the Rockefellers, the Kennedys, the Fords, the Carnegies, the J.Pail Gettys, the DuPonts, the Ross Perots, the Bill Gateses, the Rupert Murdochs and the Frank Lowys. ( in future, hopefully there will be a The [Kevin] Cheng !! ) These great capitalists have provided more jobs, more homes and more financial benegit to the world than all the poor people who ever lived combined.
These great capitalists also contribute hundreds of millions ( if not billions ) of dollars to causes and charities throughout the world, (that's why i (kevin) always say, the rich and wealthy are always more generous compared to the poor who are stingier. Ask eric, he knows i always say this to him.)
So to end this, are you the next great Level 6 Invetor, the next great Capitalist???

Start by paying yourself first, deposit 10% of your income weekly, forthnightly or monthly to an investment account. Do not TOUCH the money, and i bet you will not even realise it's gone as you end up spending it anyway if you don't save it up. the more you can allocate, the faster your path to becoming the next millionaire will be !!

the irony is that althought the non-wealthy spend more time worrying about their financial situation than do the wealthy, they spend very little time actually doing anything about it. That time could be so much better spent on investment planning and money management.

Was online filling in quote for my car insurance as well as my home and contents insurance, noticed that the car insurance quoted online for a new policy is way more expensive than the one i have, even if i enter all items similar.. oh well, at least i know Sanctuary Lakes is the best and cheapest ( safest ) place to put down as location of car when garaged .. hehehe
Now the home & contents insurance on the other hand takes ages... ages to fill up and in the end they couldn't quote me anything.. oh well.
perhaps the computer is way too less sophiscated for my sophisticated home&contents items??
The value of my home estimate by AAMI ( the insurance company ) is 1 345 000+ and contents at 300 000 + so a total of 1.6 MIL, hmm maybe that's why the computer can't make a decision, beyond its ability to do so ???
anyway, oh well.. guess i just need to get them to call me when the house's ready. i hardly think it's worth 1.3 mil for that house anyway, maybe 900 K + i'll be happy for now, as the exact base cost is about there, well 800+ +++ ( fittings etc etc .. )
anyway, for now, hmm NYC trip i guess will be shelved, i reckon i better channel that money to investing more in properties, and as Eric pointed out, he had a recent dose of reality check, he has been OVERSPENDING !! and i am now forcing him to pay himself first with 20% of his income directly into an ING savings maximiser.. otherwise, it will be a money that's spent regardless anyway, i hardly think that amount will be missed! !!

Eric is at some SunnySide Nude Beach Sun-tanning today, given the nice lots of weather this weekend before it all goes Cold again ( which i would be most delighted to ) hahahahha coz i hate the hot weather we've been having, and it's suppose to be the first week of Autumn Ya !! oh well.. perhaps that's a good mental therapy for him, poor baby been so stress about work and everything there is to it..
good for the Games though i reckon.
As usual been working overnite yesterday, i must say i'm begining to kinda enjoy working surgical nights, definitely not a bad place to be working surg overnight at Box Hill :P
while working, wanted to buy 2 houses, but bought just one, simply irresistable , these houses.. i just love property shopping :) hahhahaa.... guess there isn't a Propery Anonymous group yet, coz i shall be the first to join, hahahha
i must say, lately i've been favouring Cassis more, she's just perfect in temperament and is just so lovely, Caden is ok too, dont' get me wrong, but he's just Boyishly active and notti, whereas Cassis's the gentle angel.
i must say, i used to dislike black/white, hence Cassis's Black/White/Tan ( Tri Colour ) hehehhee.. coz i think the colour's boring. Hence Red/White Caden became the First addition ( First Born ) to the family.
but now, hmm i'm begining to think a bit differently now. guess black/white isn't that bad either.. hahahha but the next doggie will have to be solid brown
can't wait for my new house to be ready and for retirement to be full time Property Investor and dog show attendance. The next show isn't until the the long April Easter weekend. so they have a bit of free time till then ( which i'm suppose to train them btw.. ) oh well
DREAM IT AND DO IT !!!

Behold.. my new pendant for the house.. by Yamagiwa Japan ( made by hand ) designed by the famous architect Frank Lyold Wright

It takes me weeks to get this deal across.
Been searching the web for a good pendant for my living room void, and found this on a catalogue book by Euroluce.. but... they don't have the stock here in Australia, as it's made to order ( meaning custom hand made, takes a whopping 3 months for that and only 2 person does it, one in Japan Yamagiwa company and another in Yamagiwa USA )
being a designer piece and limited patented reproduction of the original, which by the way is valued at over 1 million USD at least, as the architect is now a legacy... ( dead but bless his soul ) It weights 18 Kg, about 2.5 M long
i found 2 US company that carries them.
the quote from the 1st company came in at about 8K AUD.. and the 2nd about 7300 AUD, savings in tax and also on freight cost. so with that, at least i know they could come in, or i could get them in. so adviced my architect to instruct the electrician to allocate location for it in the void, initially meant to have 2 pendants, but decided 1 is enought to steal the whole scene away.
in the meantime, i had this other ball rolling to get the Euroluce company here to obtain it, they have some hiccups, in terms that the japanese company does not allow 1, they require minimum of 5 piece before they will consider shipping them in.
by the way, their price is the cheapest, about 6125 incl GST ( no freight of course )
now, i guess the difference is very apparent, so i aim, pray and hope that i could get it from euroluce.
the sales rep in Sydney told me that their (yamagiwa) export manager is visiting Sydney this week ( mon-Tues)
and they will try to convince and put pressure on him to allow 1 piece in.
in the final compromise, they're getting 2 in, 1 for me and 1 more for their sydney showroom.
and as u would have guess .. SUCCESS !!!! and i'm just bloody thrilled !!!
hard work pays off i guess.. YAY !!! WOO HOO !!!
so in 3 months, i can't wait to see this prized pendant of mine, it's so in tune with my house design !! YAY !!
and of course i add spice to the story by telling them this is an architecturally designed house, it will showcase their lamp in Melbourne ( publicity stint lah !! ) and there will be lots of parties, entertaining, hence architects etc etc will be coming pass in n out.. so it will be good publicity for Yamagiwa and Euroluce of course !!!

It's about time i give this little journal of mine a Kick in the Butt an update !!
been chasing up lightings manual and showrooms, trying to get certain lightings in from overseas as i just realise that Australia is so ULU ... some of the lights are not even found here !!! especially those great ones from Europe .. oh .. salivating non stop now ***
anyway, i trust all should work well if i put my mind to it.
came across this saying today while i was reading this E-book my trader friend from Canada send me. it's so so so TRue and i shall share it with others. in fact i've seen this mentioned time n time n time again by famous succsessful people, it's really no big deal and not much different, nor it is any more difficult to practice. after all, to be successful, all u need is practice practice practice practice this saying below!!! nothing more.

realise how much i've been emphasising on that statement above??? coz i want it to sink into my reader's mindset and hope they'll be equally if nor more successful ! after all, wouldn't the world be a better place then?
i notice successful people are usually very generous with their wisdom and tangible moolahs, it's those who are not that successful that are scornful and Stingy, and causing misery to others as well.
one good step to budgeting ur finance is to take your earning/income/salary/wage whatever u want to call it and put
10% into paying yourself - meaning put that aside into a bank account and DO NOT TOUCH IT in whatever circumstances !!!
10% to charity of your beloved organisation to help others not as fortunate as yourself, after all it's based on karma too.. which really ain't that bad a practice to adopt
10% to your rainy days fund, this is separate from the 1st 10% above as that's for your to start ur investment in.
that will leave you 70% to spend on anything you like, seriously this isn't bad at all is it??
after all, if you say earn 1000 , $100 a month will give you 1200 a year and with the compounding growth of your money, you'll definitely get more than 15000 in 10 yrs. and that's only 100 a month.
i've calculated, if i put in let's say 6 K a year, and without doing anything, i'll be a millionaire by the age of 45, which is about 20 yrs time. that is if i just sit on it and invest it with a 12% growth vehicle and not doing anything else. 6 K a year means 500 a month, which is 50% of a 1 K income, 25% of a 2 K income and so on.

Been having car trouble since Thursday, first i got into an accident driving back from work after my 10 hours midnite shift.. then eric car had problems with ? leaky radiator yesterday that we had to stop by the roadside and await RACV assistance on the return journey home from Monash, after showing her sister the way to uni from the Clayton Train Station. oh well..
took the day off work today for as what my investor friend Barb say, Mental Therapy. ( which to me is online and searching deals and dealing Forex ) hahaha

Dim Sum and Main !! YUMMY !!!!
Plus.... my ingenious plan of taking my car for a tyre change at Bob Jane near Vic Mart and leaving the car there (hence my free City Parking) and hop in with Eric to go to lunch !! sounds too good to miss !! hahahha
i have to be honest to say that 880 per day pay is very very TEMPTING indeed !!!
oh well, i'll start picking up extra shifts when i start work next week.. i'm still in a holiday mood at the moment !!
